Is TxtAnOffer officially approved by TREC?

No — and that's important. TxtAnOffer is an independent tool that fills publicly available TREC promulgated forms (currently TREC 20-19, mandatory as of July 1, 2026). We are not affiliated with, endorsed by, or partnered with the Texas Real Estate Commission. You, the licensed agent, are responsible for reviewing every field before signing.

What if the parser gets a number wrong?

Every generated PDF is a draft. You must review all fields — price, dates, address, percentages — before presenting to clients. The parser is highly accurate, but you are the final check. Fields like buyer/seller names, earnest money, and financing terms are intentionally left blank for you to complete.

Can I amend an offer after I've already sent it?

Yes — text AMEND <address> price <value> or AMEND <address> close +<days> (e.g. "AMEND 123 Main St price 730k" or "AMEND 123 Main St close +10") and you'll get back a filled TREC 39-11 Amendment for that contract. It's included on every plan, works the same way in the web demo, and shows up nested under the original offer on your Dashboard. Only the price or closing-date field you asked to change is filled — everything else on the form is left blank for you to complete, same as the main contract.

Do you store my texts or offers?

Generated PDFs are stored temporarily for download and deleted after 30 days. SMS logs are retained for 90 days for support and debugging. We do not sell or share your data. See our Privacy Policy for the full breakdown.

Important: TREC Rule §535.2 requires brokers to independently retain records of offers, contracts, and related addenda for at least 4 years from closing or termination of the transaction. Our 30-day retention does not satisfy that requirement — download and save your own copy of every offer and amendment PDF.

Can I use this for commercial properties or new construction?

TxtAnOffer is designed for residential resale using TREC Form 20-19. For commercial, new construction, or complex transactions, consult a Texas real estate attorney.

Will I get reminded before an offer's closing date?

Yes — TxtAnOffer sends a one-time text a few days before the closing date of an offer you generated, so it doesn't slip past you. This is the one message we send without you texting first; reply STOP anytime to opt out of all messages, including this one.

What happens if my text doesn't go through?

You'll receive a confirmation reply for every offer received, generally within seconds. If you don't get one within 30 seconds, try again or use the web interface at txtanoffer.com/demo.

Do I need E&O insurance to use TxtAnOffer?

TxtAnOffer does not carry Errors & Omissions insurance. Any E&O coverage applicable to a transaction is your own policy as a licensed agent — it's your responsibility to review and stand behind every document you present or sign. See Terms of Service for details.
